Privacy Policy

What information we collect when you use Pocket Tax Pro, what we do with it, who we give it to, and what choices you have.

Pocket Tax Pro is operated by GYFST, LLC, a Utah limited liability company doing business as Pocket Tax Pro ("we," "us," or "our"). This Privacy Policy explains what information we collect when you use our website at pockettaxpro.com and our tax estimate tools (together, the "Services"), what we do with it, who we give it to, and what choices you have.

Please read the section titled "Sharing your information with real estate professionals" carefully. It describes the most significant sharing we do, and it applies to you if you choose to request contact about your home's value.

This Policy covers only the Services. It does not cover information collected offline, on other websites, or by any third party, including real estate professionals who contact you. Those parties have their own privacy practices.

By using the Services, you agree to this Policy. If you do not agree, do not use the Services.

The short version

  • Our calculator is free and you can use it without giving us your phone number or address.
  • To produce an estimate we need your household income and details about your property. We use those figures to run the calculation.
  • We never share your household income. It is used only to calculate your estimate.
  • If you choose to enter your phone number and property address to request a home value conversation, we send your contact information to one real estate professional. You will not know in advance who that person is. They may call, text, or email you.
  • We may be paid a referral fee if you end up buying or selling a home with a professional we refer you to. You do not pay it, but you should know we have a financial interest.
  • We do not sell your information to data brokers, advertising networks, or anyone other than the one real estate professional described above.
  • We run no analytics and no advertising trackers.
  • You can ask us to delete your information or to stop sharing it. See "Your privacy rights."

Not for anyone under 18

The Services are not intended for anyone under 18 and we do not knowingly collect personal information from anyone under 18. If we learn we have collected information from someone under 18, we will delete it. If you believe a child under 18 has given us information, contact us at privacy@pockettaxpro.com.

Information we collect

Information you give us

Calculator inputs. To generate a tax estimate, we collect your annual household income, the state where the property is located, and details you provide about the property and the anticipated sale, including your estimate of the home's value. We use these figures to calculate your estimate.

Contact information for your estimate. To display your estimate we collect your first name, last name, and email address.

Optional home value request. If you want to be contacted by a real estate professional about what your home could sell for, you may also provide your phone number and property address. This is optional. You receive your estimate whether or not you provide it, and providing it is not a condition of buying anything from us.

Subscriber account information. If you subscribe to Pocket Tax Pro as a real estate professional, we collect your name, email address, password, business name, and optionally your phone number, logo, and branding for your calculator page.

Payment information. Subscription payments are processed by Stripe. We do not receive or store your full card number. We receive limited billing details such as the last four digits, card type, expiration date, and billing address.

Correspondence. If you contact us, we keep a record of the message and your contact details so we can respond.

Information we collect automatically

Usage and device information. When you use the Services we automatically collect your IP address, browser type and version, operating system, device type, referring page, the pages you view, and the dates and times of your visits.

Approximate location. We may infer your approximate location, generally at the city or region level, from your IP address. We do not collect precise GPS location from your device.

Cookies. We use cookies to keep you signed in and remember your progress through the calculator. See "Cookies and tracking" below.

How we use your information

We use the information we collect to:

  • Generate your tax estimate and display your results
  • Provide, maintain, secure, and improve the Services
  • Verify property information you provide against third-party address and property data sources
  • Create and manage subscriber accounts, including sign-in verification
  • Send you the results, receipts, service notices, and responses to your questions
  • Send subscribers notices about their subscription, including renewal, expiration, and billing
  • Connect you with a real estate professional, if you ask us to
  • Detect and prevent fraud, abuse, and security incidents
  • Understand how the Services are used, in aggregate
  • Comply with law and enforce our Terms of Use

We do not send marketing email to homeowners. If you use the calculator as a homeowner, we send you your results and nothing else. We do not add you to a newsletter, a drip sequence, or a promotional list. We send marketing email only to real estate professionals about subscribing to Pocket Tax Pro.

We do not use your information to make automated decisions that produce legal or similarly significant effects about you.

We do not text consumers

If you use the calculator as a homeowner, we do not send you text messages. A real estate professional may text you if you requested contact, as described in the next section, but that is their message and not ours.

Sharing your information with real estate professionals

This section describes the most significant sharing we do. Read it before you enter a phone number.

What triggers it. On the calculator, entering a phone number and property address and submitting the form is a request to be contacted about your home's value. Submitting that request causes us to send your information to a real estate professional.

Who receives it.

If you used a calculator page branded to a specific agent or brokerage, that professional receives your information directly.

If you used our main calculator at pockettaxpro.com, your information comes to us first. We then select one real estate professional we believe is licensed to serve your area and give them your information so they can contact you. You will not know who that is until they reach out. We send your information to one professional at a time. We do not distribute a single request to multiple agents, and we do not put you on a list that several agents can contact. How we choose is described in our Terms of Use.

Real estate professionals who receive your information are independent businesses. They are not our employees or agents, we do not supervise their conduct, and we do not vet or guarantee their licensure, brokerage affiliation, competence, or conduct.

We are paid when we refer you, and you should know that. Pocket Tax Pro is operated by GYFST, LLC. Dan Mullen, a principal of GYFST, holds an active real estate license. When we refer you to a real estate professional, we may receive a referral fee from that professional or their brokerage if you go on to buy or sell a home with them.

You do not pay this fee and it does not increase your cost. It is paid out of the commission the professional earns on the transaction. We are telling you because it means we have a financial interest in connecting you with an agent, and you should weigh our referral the way you would weigh any recommendation from someone who is paid to make it. You are free to work with any professional you choose, or none.

What we send them. We send your name, email address, phone number, the property address you entered, and the home value you estimated.

We do not send your household income. The income figure you enter is used only to determine your capital gains tax bracket and produce your estimate. It stays with us. We do not include it in anything we send to a real estate professional, and we do not disclose it to any other third party except as described under "Other ways we share information."

What they may do with it. They may contact you by phone, text message, or email about your property. Once we send them your information, they control it. Their use of it is governed by their own privacy practices and not by this Policy. If you want them to stop contacting you, tell them directly. You may also contact us at privacy@pockettaxpro.com and we will pass the request along, but we cannot control what an independent business does with information it already holds.

This is a "sale" of personal information under state law. Several state privacy laws define transferring personal information to a third party in exchange for anything of value as a sale. Because we may receive a referral fee, we treat our referrals as a sale of your personal information and we say so plainly rather than arguing about definitions. You have the right to opt out at any time. See "Your privacy rights" and our Do Not Sell or Share My Personal Information page.

You can skip it entirely. The phone and address fields are optional. The estimate is free either way, and consent to be contacted is not a condition of receiving the estimate or of purchasing anything.

Other ways we share information

Service providers. We share information with vendors who perform work for us, including website and application hosting, database services, email delivery, payment processing, address and property data verification, and customer support. They may use the information only to perform that work for us.

Legal and safety. We may disclose information to comply with a law, subpoena, court order, or government request; to enforce our Terms of Use; to collect amounts owed to us; or where we believe disclosure is necessary to protect the rights, property, or safety of us, our users, or others, including for fraud prevention.

Business transfers. If we are involved in a merger, acquisition, financing, reorganization, bankruptcy, or sale of assets, information we hold may be transferred as part of that transaction. We will require any acquirer to honor this Policy or give you notice and a choice.

Aggregated and de-identified information. We may use and disclose aggregated or de-identified information, which does not identify you or your device, without restriction. We will not attempt to re-identify it.

We do not do the following. We do not sell your information to data brokers, list brokers, advertising networks, or lead aggregators. We do not share your information with lenders, mortgage brokers, insurers, or title companies.

Cookies and tracking

We run no analytics and no advertising trackers. As of the effective date above, the Services do not use Google Analytics, the Meta Pixel, advertising tags, or any third-party behavioral tracking. We do not track you across other websites and we do not share information for targeted advertising.

Essential cookies keep you signed in, remember your progress through the calculator, and secure the Services. You cannot turn these off and use the Services.

Your controls. Most browsers let you refuse or delete cookies. If you block cookies, parts of the Services may not work. We honor the Global Privacy Control ("GPC") signal as a valid opt-out of sale where required by law.

If we add analytics or advertising technology later, we will update this Policy before we turn it on.

Your privacy rights

Everyone. Regardless of where you live, you may ask us to:

  • Tell you what personal information we hold about you
  • Give you a copy of it
  • Correct it if it is wrong
  • Delete it
  • Stop sharing your information with real estate professionals

Email privacy@pockettaxpro.com or use our Do Not Sell or Share My Personal Information page. We will verify your identity before acting, usually by confirming control of the email address associated with your request.

Residents of states with comprehensive privacy laws. If you live in a state with a comprehensive consumer privacy law, you have some or all of the following rights, depending on your state: to confirm whether we process your personal information and access it; to obtain a portable copy; to correct inaccuracies; to delete; to opt out of the sale of your personal information; to opt out of targeted advertising; to opt out of profiling in furtherance of decisions producing legal or similarly significant effects; and to limit the use of sensitive personal information.

How to exercise them. Email privacy@pockettaxpro.com with the request and the state you live in. We respond within 45 days and may extend once where the law allows. There is no charge unless a request is excessive or repetitive.

Appeals. If we deny your request, you may appeal by replying to our decision with the word "Appeal." We will respond within 45 days with our decision and the reasons for it. If we deny the appeal, you may contact your state attorney general.

Authorized agents. You may use an authorized agent to make a request. We will ask for proof of the agent's authority and may ask you to verify your identity directly.

No retaliation. We will not deny you the Services, charge you a different price, or give you a lower quality of service because you exercised a privacy right.

California. If you are a California resident, you may also request the categories of personal information we collected, the sources, our business purpose, and the categories of third parties to whom we disclosed or sold it, for the preceding 12 months. The categories are described throughout this Policy. Our sale of personal information consists of the lead sharing described in "Sharing your information with real estate professionals." We do not knowingly sell or share the personal information of consumers under 16.

How long we keep information

  • Calculator inputs where you did not give us contact information: de-identified within 90 days
  • Your name and email submitted to view an estimate: 24 months from your last use
  • Contact information submitted with a home value request: 24 months from submission, then deleted
  • Subscriber account records: for the life of the account and 12 months afterward
  • Billing and transaction records: seven years, as required by tax and accounting rules
  • Server and security logs: 90 days

We delete or de-identify information at the end of these periods unless we are required to keep it longer to comply with law, resolve a dispute, or enforce our agreements.

Security

We use administrative, technical, and physical safeguards to protect your information, including encryption in transit, access controls, and secure hosting. No system is perfectly secure and we cannot guarantee the security of information transmitted over the internet.

If we have given you a password, you are responsible for keeping it confidential. We strongly recommend turning on two-factor authentication for subscriber accounts.

Links to other sites

The Services may link to sites we do not control, including websites belonging to real estate professionals. We are not responsible for their content or privacy practices. Read their policies before giving them information.

Changes to this Policy

We may update this Policy. We will post the updated version here and change the "Last updated" date. If we make a material change to how we share your information, we will provide more prominent notice. Continuing to use the Services after a change means you accept the updated Policy.
